A lifecycle approach to green buildings with Terao
In the previous issue of our newsletter, we called for companies involved in construction to join our Value Added Partner Program (VAPP), highlighting the obvious synergies in an article on “Building for reliability, in partnership with EPC and Project Management companies”. This month features a new partner which recently joined our VAPP: green engineering specialist Terao, one of the pioneers in green buildings with 17 years of experience, 10 of which in China.

Terao is a pioneer company in the green building industry specialized in engineering and consultancy services in relation to green building projects, new and existing. Shanghai – Bilinwan – Pilot project of low energy consumption residential area and pilot for Chinese GBDL green building label
Terao has been project manager for a 10 years long Sino-French cooperation program about sustainable construction. During that period of time, several pilot projects were completed and allowed some early work on current Chinese energy regulations. Among them, Bilinwan project is exemplary and was realized by close cooperation between Terao and Chinese local experts such as SRIBS. The first phase of the project includes 54400m² and saves 50% compared to common practice. The second and third phases are 82800m² and 60900m² respectively and save 65% compared to common practice. The project has promoted new techniques for China such as external insulation, external solar shadings, class 1 cooling units, green spaces, use of collected rainwater, and training for future users.
Hangzhou – Olympic Small Ball Centre – Sport centre with ambitious architecture, energy performance and GBDL certification objectives
Hangzhou city is developing an important site including a sport centre, hotel, retails, office towers, a stadium, etc. Terao is in charge of the energy efficiency engineering for the AREP architecture agency. The project area is 170000m² in total and it targets Chinese green building label.
Sino-French training school for Energy Efficiency exemplary energy retrofit
As a part of the Sino-French cooperation program about sustainable construction, the training centre for energy efficiency on the University of civil engineering and architecture of Beijing is retrofitted. The objective is to reach a similar level of energy consumption as new buildings meeting current Chinese energy efficiency standard. The project is about 4000m² and includes external insulation, windows replacement, installation of a new ventilation system and district heating upgrade to meet new loads.
LangFang – Velux High Performance Office Building – Energy Performance Guarantee
The new office of Velux in the LangFang site will features high end green technologies like Thermo Active Building System (TABS), and aims at 30kWh/m2/year of energy consumption. As such, Terao provides all its expertise and experience to optimize the design of the site, and provide the best in its engineering skills to achieve this result. In order to prove our commitment to this, Terao guarantees that the predicted consumption will be actually achieved. The building will be a showcase of the Velux products, and show the commitment of this Danish company to sustainability and low carbon corporate policy.
The Terao-Siveco partnership
Experience shows that the best green technology and a green label are no guarantee of efficiency: for example, surveys show that 30% of LEED-certified buildings consume more energy than the average buildings… This is where operation and maintenance come into play, in order to keep the designed performance of a building “alive” during operation. This is the subject of this month’s Reliability article “Green buildings: the operation & service perspective”.
